Getting started

How much does property management cost?

Our management fee is 8-10% of monthly rent collected. No setup fees, no cancellation fees. Month-to-month flexibility.

Is there a long-term contract?

No. We operate on a month-to-month basis. You can cancel anytime with 30 days notice. We believe you should stay because we deliver, not because you are locked in.

What areas do you serve?

Plymouth County and South Shore Massachusetts (Brockton, Stoughton, Randolph, Quincy, Bridgewater, Easton), Cambridge, and North Providence, Rhode Island.

How quickly can you take over my property?

Onboarding typically takes 7-14 days. We handle tenant notification, vendor transitions, portal setup, and lease review. You do not need to do anything during the transition.

What if my property is currently vacant?

We will list it immediately and begin marketing. Our average time from listing to signed lease is 14 days. You pay no management fees until a tenant is placed and paying rent.

Services and operations

How do you screen tenants?

We run credit checks, criminal background checks, income verification (minimum 3x monthly rent), employment verification, and contact previous landlords for rental references.

How is rent collected?

Tenants pay online through our Buildium portal. Rent is deposited directly to your bank account. We enforce late fees and handle all delinquency follow-up.

How do you handle maintenance?

Tenants submit requests through their portal. Our AI triage system categorizes by urgency and routes to the right contractor. You approve all non-emergency work over your set threshold before it starts.

What financial reporting do I get?

Monthly owner statements by the 10th of each month, year-end 1099 preparation by January 31, and 24/7 access to your Buildium owner portal where you can view statements, work orders, and financial history.

What happens if a tenant needs to be evicted?

We manage the entire process in coordination with licensed attorneys. This includes notices, court filings, and representation. If a tenant we placed is evicted within 12 months, we re-lease the unit at no additional cost.
