The process

Tenant submits a request

Tenants submit maintenance requests through their Buildium portal with a description and photos. They can submit requests 24/7 from any device.

AI triage and categorization

Our AI system categorizes each request by urgency โ€” emergency (flooding, fire, no heat), urgent (broken appliance, no hot water), or routine (cosmetic, minor). This ensures the right response time and the right contractor every time.

Owner approval (non-emergency)

For non-emergency work over your pre-set threshold (you choose the amount), we send you the scope and estimated cost for approval before any work begins. Emergencies are handled immediately to protect your property.

Contractor dispatched

We dispatch a licensed, insured contractor from our vetted network. The contractor receives the work order with tenant contact info, property access instructions, and clear scope of work.

Work completed and documented

Contractor completes the work and submits before/after photos. The invoice is recorded in your owner portal. You see every dollar spent in your monthly statement.
