Qualification Standard

1. Income Requirements

  • Applicants must earn at least 3 times the monthly rent in verifiable income.
  • Acceptable proof of income includes recent pay stubs, W-2 forms, employment verification letters, or proof of alternative income sources.
  • If an applicant does not meet income requirements, a co-signer may be required.

2. Rental History

  • Applicants must provide a positive rental history with no prior evictions.
  • References from previous landlords will be required to verify timely payments, lease compliance, and responsible tenancy.
  • First-time renters may be required to provide a co-signer 

3. Credit Score & Financial Responsibility

  • A credit check will be conducted as part of the application process.
  •  A minimum credit score of 600 required

4. Criminal Background Check

  • A background check is required for all applicants 18 and over.
  • Certain convictions may result in application denial based on property safety policies.

5. Fair Housing Compliance

  • We comply with all federal, state, and local fair housing laws.
  • We do not discriminate based on race, color, religion, sex, national origin, disability, familial status, sexual orientation, gender identity, or other protected characteristics.

6. Application Fee & Processing Time

  • We do not charge application fee.
  • All applicants 18+ pay $35 for background check
  • Applications are reviewed in the order they are received, and processing typically takes 1-5 business days.

7. Security Deposit & Move-In Costs

  • Security Deposit: Equivalent to one month’s rent (required).
  • First and Last Month’s Rent: Due at lease signing.
  • Pet Rent: If the apartment allows pets, a monthly pet rent may apply.

✔ Yes, all tenants are required to maintain renter’s insurance throughout the lease term to protect their belongings and provide liability coverage.
